Reservations are accepted up to one year in advance. A $35 nonrefundable processing fee will be charged to each reservation. Reservations may be made Monday through Saturday 8:00AM-5:00PM at 1-800-634-1429 or 251-968-8423.

All posted prices including but not limited to internet pricing, vacation guide, ect...reflect a 3% discount for cash or check payment. If payment is made by Mastercard, Visa or Discover, you will not receive the 3 % discount..

Methods of Payment

  • Personal checks (please, only one check per reservation with Drivers License and 2 contact numbers). Any returned check carries a $30 service fee.
  • Money Orders, Travelers Checks or cash. 
  • Mastercard, VISA, or Discover credit cards are accepted.

We strongly encourage pre-payment for faster check-in procedures.

Installment payments are accepted from date of booking to time of arrival.

Late arrivals need to be prepaid and arranged 24 hours in advance, with the exception of emergencies or last minute bookings.

Check in at 2:00pm
ALL CHECK-INS TAKE PLACE AT THE Berkshire Hathaway HomeServices Cooper & Co. rental office located at 216 East 20th Ave, Gulf Shores, AL 36542.

Check out at 10:00am
Please be sure all dishes are washed and put away, refrigerator is clean, trash is in the outside container, all windows and doors are closed and locked, and all furniture is in its original position. Please cooperate with checkout time. An additional day?s rent will be deducted from your security deposit for late checkout.

Key return
Please return keys to the Berkshire Hathaway HomeServices Cooper & Co., Inc. rental office. A $25 fee will be charged for a lost key.

Security/damage deposit
Your security deposit converts to a damage deposit upon your arrival. Each unit is inspected after your departure and deposits are returned within 14 business days. Please report damage upon your arrival or you will be held responsible upon departure.

If you must cancel or change arrival dates, you must do so in writing within 30/90* days of your scheduled arrival date. If less than 30/90* days notice is given, your deposit will be held for lost rent unless the property can be rented for that time period.

*Winter tenants must give a 60 day notice.

Lock out policy
If you should find yourself locked out, please contact our office. A $25 fee is charged during regular business hours. After hours, a $50 fee will be charged and tenant will be expected to meet an agent at our rental office.

No refunds are given for early departure, malfunction of appliances or equipment, or departure during a hurricane watch. Considerations may be made for mandatory area evacuations.

Maximum occupancy
family groups only
Occupancy is limited to maximum sleeping capacity listed on each property. Groups exceeding occupancy will not be permitted. Any reservation made under false pretenses will result in loss of deposit and eviction.

Pets are not allowed unless noted on property descriptions. Boarding facilities may be available at Pleasure Island Vet Hospital (251)968-7523 or Dykes Veterinary Clinic (251)943-3211.

All of our homes are equipped with telephones for local calling. Free local internet access available with some accommodations - ask your reservations if it is available. Long distance calls must be charged to your calling card or credit card.

Prudential Cooper & Co., Inc. makes every effort to avoid problems or needed repairs during your stay. Repairs will be made as soon as possible. Refunds are against our rental policies.

Rates do not include tax. Orange Beach - 11% Gulf Shores - 11% Fort Morgan - 6%

Deck furniture
Deck furniture is provided in some of our rental properties. It is not intended for beach use. Please plan to bring your own beach chairs.

Furnishings and equipment
All units are provided with cooking and serving utensils, dishes, glasses, pots & pans, silverware, coffee pot, toaster and microwave. Cleaning supplies, soaps, dishwasher liquid and/or detergents are not provided. Each bathroom is provided with one roll of toilet tissue and kitchens are supplied with one set of dish towels.

Locked closets
Most of our property owners maintain one locked closet and/or utility room for storage of personal possessions. Please respect our property owners and avoid these locked areas.

Items left behind
Berkshire Hathaway HomeServices Cooper & Co. Inc., cannot be responsible for personal items left behind. Please be sure to check all closets and drawers before departure.

Linens (beach houses)
Each bed is furnished with one spread, one blanket and one set of sheets. Kitchens will have one hand towel and one dish cloth. No wash cloths or towels are provided.

Linens (condominiums)
Each bed is furnished with one spread, one blanket, and one set of sheets. Towels and wash cloths will be provided based on maximum occupancy.

Linens (winter tenants)
No linens are provided for rental stays 30 days or longer. Please contact us to confirm bed sizes.

Condominiums enforce restricted parking. Parking permits will be issued as allowed by association guidelines. Each house is restricted to four automobiles. Parking is not provided for motor homes, jet skis, or boats. Please do not park on the street as this may result in ticketing and/or towing of your vehicle.
